How to read a foundation repair quote
Foundation work is unusually hard to price-compare, because two quotes at similar totals can describe quite different repairs. Here is what each part of the document is telling you.
The measurement section
Look for this first, because everything else rests on it. A quote built on measurement will include floor elevation readings with the locations they were taken from, crack locations and widths, and where relevant the wall deflection in inches.
A document that opens with a price and a pier count, and contains no readings, is a bid rather than an assessment. That is not automatically a bad thing on a small job, but on a five-figure structural repair the measurement is what justifies the scope, and it is reasonable to expect it in writing.
Pier count and spacing
Piers go where the structure delivers load into the footing: corners, bearing points, and intervals along a wall set by wall construction and loading. Residential spacing typically runs five to eight feet, tightening under concentrated loads.
Two things worth checking. Whether the pier layout is drawn or just counted, since a drawing shows the reasoning. And whether the count relates to the elevation data, meaning the piers sit where the floor is low rather than where the crack is visible. Those are often the same place and sometimes are not.
Pier type
The quote should say push pier, helical pier, or slab pier, and it should be consistent with the structure. Push piers need a building heavy enough to react against; helical piers do not. A push pier specified under a light single-storey slab structure is worth asking about, as is a helical pier on a heavy two-storey where push piers would be verified by load. Depth assumption, and the line that moves totals
This is the most important number in the document after the total. Depth to competent bearing on a Grand Valley lot cannot be known before installation, because the alluvium sitting over Mancos Shale is not uniform and depth varies within a single street.
A well-written quote states three things: the assumed depth the price is based on, the price per additional foot beyond it, and whether the assumption is a firm cap or an estimate. Grand Valley pricing for additional depth commonly runs $25 to $60 per foot. If the quote is silent on depth, the total is silent on what happens when the first pier goes deeper than expected.
Lift intent
Stabilisation and recovery are different objectives. A house that settled slowly over twenty years has had its plumbing, framing and finishes adapt to the settled position, and forcing a complete lift can open cracks that had closed. The realistic aim is generally stabilisation with as much recovery as the structure tolerates, stopping when doors and windows operate and cracks close down.
A quote promising to return the house to original level is either describing an unusually favourable situation or overselling. Either way the phrasing is worth a conversation.
The water side
Look for whether drainage or grading correction is included, excluded, or unmentioned. All three appear in real quotes. On expansive soil the structural repair addresses the symptom and the water work addresses the cause, so a quote that is silent on water is describing half a solution. It may still be the right quote, with the water handled separately, but that should be a decision rather than an omission.
Reinstatement
Perimeter piering means a series of excavations around the house. The quote should say what happens to them afterwards: backfill and compaction at minimum, and ideally a statement about concrete, decking, irrigation lines and planting that had to be disturbed. Reinstatement is where surprise costs land more often than anywhere else.
Engineering
Where a stamped design or evaluation is required, it is normally a separate professional fee rather than part of the contractor price, commonly $500 to $1,400 in this market. Mesa County publishes foundation requirements applied subdivision by subdivision across more than 600 platted subdivisions in the county, and 234 of them carry an engineered-foundation requirement by name, with 317 requiring open-excavation observation and 27 requiring a site-specific soils report. It is worth knowing what your own subdivision carries before assuming engineering is optional.
Permits
Permits and inspections for Grand Junction and the rest of Mesa County are issued by the Mesa County Building Department, and the contractor normally pulls the permit as part of standard scope. Fees are valuation-based, with the valuation for repair work being the actual labour and material cost, so a $15,000 repair carries a fee of roughly $197. It is a small figure, and it is mostly useful as a check that the quote has accounted for permitted work at all.
Warranty terms
Two separate documents usually exist. A manufacturer product warranty covering the steel, and a workmanship warranty from the installing contractor covering the installation. Both should be described in writing rather than mentioned on the phone.
The detail that matters most at resale is transferability. A repair with a warranty that passes to a future buyer is a materially easier thing to sell than one that does not, and the terms of that transfer, including any fee or notice period, belong in the paperwork.
Payment schedule
A deposit followed by progress payments and a final payment on completion is the normal structure on work of this size. What is worth reading is whether any amount is held back until after completion and whether there is a defined completion trigger. A schedule that front-loads most of the money before any pier is installed is unusual.
Why two quotes can differ so much
- Different pier counts. Usually a genuine difference in judgement about where load needs support, sometimes a difference in how much of the elevation contour is being addressed.
- Different depth assumptions. A quote built on a shallow assumption looks cheaper and finishes at a different number.
- Different scope boundaries. One includes drainage and reinstatement, the other does not.
- Different repair philosophy. Stabilise the low corner, or pier the whole perimeter. Both are defensible; they are not the same job.
- Different diagnosis. The most consequential one. If one quote reads the problem as settlement and another reads it as heave, the two are proposing opposite repairs, and the elevation data is what settles it.
The questions worth asking
- What did the elevation survey show, and can I see the readings?
- What depth is the price based on, and what does additional depth cost per foot?
- Is the intent stabilisation, or stabilisation plus recovery, and how much recovery?
- What is being done about the water source, and is it in this price?
- What gets reinstated afterwards, and what does not?
- Does the warranty transfer to a future owner, and on what terms?
