Foundation questions, answered for Grand Junction

Thirty-one questions, grouped by what you are trying to work out: whether there is a problem, what the ground is doing, which repair applies, and what it costs to get it permitted and done.

Working out whether you have a problem

Which cracks matter and which do not?

Width, direction and change over time. Hairline vertical cracks in a poured wall are usually shrinkage from the original cure and stay put forever. Diagonal cracks running out of a door or window corner, wider at one end than the other, indicate the frame is being racked by movement below. Horizontal cracks near mid-height on a basement wall indicate the wall is bending under soil pressure. Anything wider than about a quarter of an inch, or anything that has visibly changed in the last year, is worth measuring.

How do I tell settlement from heave?

By where the low point is. Settlement drops the perimeter or a corner, so the floor falls away toward an outside wall and the cracks widen at the top. Heave pushes upward, usually in the middle of a slab, so the floor is high in the centre and cracks widen at the bottom. They are opposite problems and the repairs are not interchangeable, which is why an elevation survey comes before a quote.

My doors stick in summer and are fine in winter. Is that a foundation problem?

Possibly, and the seasonality is the clue. Movement that reverses with the seasons points at expansive clay responding to a moisture cycle rather than at a foundation progressively failing. That is still worth attention, because a house cycling every year fatigues finishes and framing, but it calls for moisture stabilisation before it calls for piers.

How much floor slope is normal?

Older houses in the valley routinely read out of level by a fraction of an inch across a room without anything being wrong, because settlement happened decades ago and stopped. What matters is the shape of the contour and whether it is changing. A single visit produces a snapshot; two visits six to twelve months apart produce an answer.

A home inspector flagged the foundation. What is the next step?

General home inspectors are trained to flag and defer, which is the correct behaviour. From there the choice is a foundation contractor assessment, which produces a repair scope and a price, or an engineered evaluation, which produces a stamped professional opinion. In a purchase timeline it is worth finding out which one the lender or the other party will accept before booking either.

Can I just monitor it?

Often, yes, and it is a legitimate recommendation rather than a fobbing-off. Mark each crack with a date and a width, photograph it against a ruler, and look again in six months. Movement that has stopped needs no structural repair. Movement that is progressing shows up clearly against a dated baseline.

The ground under the Grand Valley

Why does a place with nine inches of rain have soil movement problems?

Because the water in the ground here is not rainwater. NOAA normals for Grand Junction put annual precipitation around 9 inches and snowfall around 18 inches, but the valley has been irrigated since the Government Highline Canal was completed in 1917. US Geological Survey work on the Grand Valley found that the shallow water-table system in the unconsolidated material exists largely because irrigation supplies it, through leakage from unlined canals and ditches and through flood irrigation. Expansive soil responds to change in moisture, and irrigation is a very large change.

What is Mancos Shale?

A Cretaceous marine shale formation that underlies most of the Grand Valley and forms the pale grey badlands visible around it. USGS describes Grand Valley soils as derived from Mancos Shale or from alluvium overlying it, with the clay fraction dominated by smectite, illite and kaolinite. Smectite is the swelling clay family, which is the technical reason foundations here move with moisture.

Is all Grand Junction soil highly expansive?

No, and honest answers matter here. Soil survey mapping under Grand Junction includes series rated high for shrink-swell, such as Deaver, Massadona and Biedsaw, and a larger set rated moderate, including Chipeta, Fruitvale, Killpack and Green River. Plenty of ground in the valley rates low. That variability across short distances is exactly why site-specific information beats general rules.

What does the Colorado Geological Survey say about expansive soil?

The CGS describes expansive soil and rock as the most significant geologic hazard in Colorado in terms of financial cost, notes that clays can expand up to 20 percent by volume when exposed to water and exert force of up to 30,000 pounds per square foot, and advises that a competent professional soil engineer and engineering geologist should be relied on to identify the potential hazard.

What is gypsum doing in the soil and why does it matter?

Several soil series mapped under Grand Junction are gypsum-accumulating, classified taxonomically as Argigypsids or Gypsiargids. Recorded gypsum content includes around 35 percent in the Fruita series, 10 percent in Killpack and 8 percent in Fruitvale. Gypsum is calcium sulfate, and sulfate in contact with concrete attacks the cement paste over time, causing expansion, cracking and softening. Sulfate-resistant cement is the standard mitigation where exposure is known.

Does freeze-thaw matter in a desert?

Yes. NOAA normals for Grand Junction show around 137 days a year with a minimum temperature at or below freezing. That is a substantial amount of freeze-thaw cycling, and it acts on concrete, on saturated soil near the surface, and on flatwork joints where water has collected.

When is monsoon season and why does it matter to a foundation?

The National Weather Service office in Grand Junction says the southwest monsoon generally begins around the second week of July for western Colorado and eastern Utah, and that in most years it is over by the end of August, though it can run as late as October. It matters because it delivers a disproportionate share of the annual water in a handful of intense events, which is the worst possible pattern for soil that has spent June drying out.

Should I water around my foundation or keep it dry?

Steady beats either extreme. Letting clay desiccate through July and then soaking it in August produces more movement than a consistent, moderate moisture level maintained year round. Where a house is already showing seasonal movement, evening out the watering is generally the first recommendation.

Repairs and methods

What is the difference between push piers and helical piers?

A push pier is driven hydraulically using the weight of the house as the reaction force, which means each pier is effectively load tested as it goes in. A helical pier is screwed into the ground with a drive head, and installation torque correlates with capacity. Push piers need a structure heavy enough to push against. Helical piers work under lighter structures, additions, porches and new construction. Neither is universally better.

How deep do piers go?

It varies lot to lot and nobody knows until the first pier is installed. The pier has to reach material that will carry the load, past the seasonally active zone in the clay. Depth to that material changes across a single street in the Grand Valley. The quote should state the assumed depth and the price per additional foot, because that is the line item that moves a total.

Will piering lift my house back to level?

Partly, usually. The realistic goal is stabilisation first, recovery second. A house that has adapted to a settled position over twenty years has plumbing, framing and finishes that have adapted with it, and forcing a complete lift can open cracks that had closed. Careful practice lifts until doors and windows operate and cracks close down, then stops.

Do carbon fiber straps hold a wall?

Within their design limits, yes. Carbon fiber is extremely strong in tension and holds a wall that has stopped moving, which is why it is specified below a deflection limit commonly set around two inches. It cannot pull a wall back and it cannot resist a wall still being actively pushed. Beyond that limit the honest answer is steel bracing or anchors.

Is slab lifting a permanent fix?

The void filling is permanent. Polyurethane foam does not wash out or decompose. Whether the slab stays level depends on whether the cause was corrected, because a downspout that keeps discharging at the same corner will keep moving the soil under it.

Foam or mudjacking?

Foam is lighter, cures in minutes, uses smaller holes and does not add load to already weak soil. Mudjacking is cheaper, heavier, needs larger holes and takes longer to return to service. Foam has become the default on residential flatwork for those reasons, but mudjacking still has a place on thick or heavily loaded slabs.

Does a crawl space in this climate need a vapor barrier?

Yes, and the dry climate is exactly why people skip it. Outside air here is dry, but the soil under a house on irrigated ground is not, and bare earth in a crawl space evaporates moisture continuously into the framing overhead. NRCS mapping records wet-season water tables under parts of Grand Junction as shallow as roughly 14 inches in the Cojam series.

How long does the work take?

Drainage correction is often a day. Concrete leveling is usually a matter of hours and the surface returns to service the same day. Crawl space re-support runs one to three days, with encapsulation adding a day or two. Structural piering on a typical house runs two to five days on site, longer if the pier count is high or access is difficult.

Can we live in the house during the repair?

Nearly always. Perimeter piering is exterior excavation, so the disruption is a series of pits around the outside. Interior slab piers do involve opening the floor in a room or two, which is noisy and dusty for a couple of days but still liveable for most households.

Cost, permits and paperwork

What should foundation repair cost in Grand Junction?

Structural piering runs roughly $1,400 to $2,600 per pier installed, with most residential jobs needing 6 to 16 piers. Crawl space re-support commonly falls between $3,500 and $12,000. Concrete leveling runs about $4 to $9 per square foot against $9 to $16 to tear out and repour. Drainage and grading correction is often $1,200 to $5,000. The cost guide breaks each of these down.

Is a permit needed, and who pulls it?

Permits and inspections for Grand Junction and the rest of Mesa County run through the Mesa County Building Department, and structural repair of this kind is permitted work. The contractor pulls the permit and coordinates inspections as part of standard scope. Mesa County publishes a valuation-based fee schedule, where the valuation for repair work is the actual labour and material cost, so a $15,000 repair carries a permit fee in the region of $200.

Which building codes apply?

Mesa County adopted the 2024 International Building Code and 2024 International Residential Code, along with the 2024 IEBC and IMC, the 2021 IECC, IPC and IFGC, and the 2023 NEC, under Ordinance 008(D), with enforcement beginning 1 September 2025. Since the county building department issues permits for Grand Junction as well, those are the editions in play across the valley.

Does a contractor need a licence here?

Inside the Grand Junction city limits, yes, and the licence is administered by the Mesa County Building Department on the City of Grand Junction. The classes are Combination General Contractor, Residential General Contractor, HVAC Specialty and Specialty Contractor, each issued at a per-job value tier that caps the value of any single job. Mesa County does not license contractors in unincorporated areas, so places like Clifton, Orchard Mesa and the Redlands sit outside the requirement while still going through the same permit and inspection process.

Do I need a professional engineer?

Sometimes, and your subdivision may already answer it. Mesa County publishes a foundation requirements list covering more than 600 platted subdivisions in the county, of which 234 carry an engineered-foundation requirement by name, 317 require open-excavation observation, and 27 require a site-specific soils report. Colorado licenses professional engineers at state level, and a stamped structural evaluation is a separate document from a contractor quote.

What does Colorado law require a builder to disclose about soil?

C.R.S. 6-6.5-101, titled Disclosure to purchaser, requires a developer, builder or their representative selling a new residence to provide the purchaser, at least fourteen days before closing, a summary report containing analysis and site recommendations. Where the site has expansive soil potential, they must also supply a publication explaining soil problems, construction methods and maintenance. The civil penalty for non-compliance is $500 payable to the purchaser. It applies to new construction sales, not to resale between homeowners.

Does homeowners insurance cover foundation repair?

Movement caused by expansive soil, settlement or earth movement is excluded on most standard homeowner policies. Damage from a sudden covered event, such as a burst supply line washing out soil under a footing, may be a different matter. Reading the earth movement exclusion in your own policy is the only reliable way to know.

Does a repaired foundation have to be disclosed when selling?

Colorado uses a seller property disclosure form on most residential transactions, and known structural repairs belong on it. In practice, a documented repair with a transferable warranty is easier to sell than an undocumented crack, which is why keeping the quote, the engineer report and the warranty paperwork together is worth the filing effort.
