What foundation repair costs in Grand Junction

Five different repairs get called foundation repair, and they span from about twelve hundred dollars to about thirty-five thousand. These are the Grand Valley ranges for each, what drives the spread, and what tends not to be included.

What moves the number

Pier depth

The largest single variable and the one that cannot be known in advance. Depth to competent bearing on a Grand Valley lot varies within a single street, because the alluvium sitting over Mancos Shale is not uniform. A quote should state the assumed depth, the price per additional foot, and whether the assumption is firm or an estimate.

Access

Roughly half the cost of a piering job is labour and equipment. A pier location reachable with a mini excavator costs materially less than one that has to be hand-dug behind a deck, under an established tree, or against a retaining wall. Hillside lots in the Redlands routinely price higher than flat lots in Clifton for the same pier count.

Interior versus perimeter

Slab piers installed through the floor inside the house cost more per pier than perimeter piers and add slab patching and dust containment on top.

Pier type

Helical piers generally cost a little more per unit than push piers because of the shaft and helix material, but they suit structures where push piers cannot be driven at all.

Mesa County permit fees, which are calculable

Mesa County charges building permit fees on a valuation basis, and states that for remodel and repair work the valuation is the actual labour and material cost of the project. The relevant bands:

So a $15,000 foundation repair works out at $68 plus thirteen increments of $9.90, which is $196.70. A $30,000 repair works out at $295.70 plus five increments of $7.20, which is $331.70. Plan review on one- and two-family work is capped at 15 percent of the permit fee. Starting work before the permit is issued doubles the permit fee.

Fees are a small share of a foundation repair and are worth knowing mainly so you can see whether a quote has accounted for them.

What is usually excluded

  • Engineering. Where a stamped design or evaluation is required, that is a separate professional fee. Mesa County publishes foundation requirements subdivision by subdivision, and 234 of the county's platted subdivisions carry an engineered-foundation requirement, so this is not a rare add.
  • Finish repair. Drywall, paint, tile and trim after structural work. Most contractors quote the structure and leave the cosmetics, partly because cosmetics should wait until movement has demonstrably stopped.
  • Landscaping and hardscape reinstatement. Backfill and compaction are normally included. Replacing a patio, a mature shrub or a section of driveway usually is not.
  • Water source correction. Sometimes in, sometimes out. Worth checking, because it determines whether the repair lasts.
  • Utility relocation. Anything buried in the pier line.

A worked example

A single-storey house in Fruitvale with a settled south-east corner, stair-step cracking through the block and a driveway apron dropped at the joint. The elevation survey shows about an inch and a half of fall across the corner over roughly thirty feet of wall.

  • Nine helical piers at $1,850 installed: $16,650
  • Downspout reroute on two corners and grade correction: $2,200
  • Foam lifting on 380 square feet of driveway apron at $6.50: $2,470
  • Mesa County permit at $21,300 valuation: about $260
  • Engineer letter, subdivision requires it: $850

Total in the region of $22,400, with drywall repair deferred until a full annual cycle has passed with no further movement. That deferral is deliberate, not a corner cut.

Insurance and financing

Movement caused by expansive soil, settlement or earth movement is excluded under most standard homeowner policies. Damage arising from a sudden covered event, such as a burst supply line washing soil out from under a footing, may be treated differently. The earth movement exclusion in your own policy is the only reliable guide.

Most foundation contractors offer financing through a third-party lender. It is worth comparing the effective rate against a home equity line before defaulting to the offered option.
